Out of sight, out of mind, our roofs are often sadly neglected. Maybe you clear the gutters once a year, but in our busy lives, regular maintenance is often forgotten… if its not leaking, it’s probably OK, right?
Enduring constant wear and tear, your roof is your primary shield from the elements, so maintaining your roof is essential. But when is it time to replace a roof rather than just patch it?
Check for external damage and wear
Corrosion around the guttering, rotting timbers, or discoloured areas on the roof, are all signs of excess moisture. Eventually, with too much moisture you will need to replace a roof. Replace any loose tiles or flashing, and have the roof thoroughly inspected at the same time. Clear and treat any algae quickly, once it spreads and takes hold you will need to replace your roof.
Check the roof cavity
If there are brown spots or streaks inside the roof cavity, or the ceiling insulation is damp, there is water coming in somewhere. Repair any leaks immediately, and have the roof inspected. Single leaks can be fixed, but multiple leaks will possibly mean a new roof. If there is any light shining through, this is also a sign that the roof needs immediate attention.
Check the roof structure
If the roof is sagging, it is a certain sign that you need to replace the roof, because structurally it is compromised. Have a qualified tradesman inspect the roof rather than do it yourself.
How old is the roof?
Tiled and metal roofs usually last up to 30 years. If your roof is 20+ years old, have it thoroughly inspected for damage and wear. If it 30+ years, it may be wiser to replace your roof than continue to patch any damage.
Is it an asbestos roof?
If it is an asbestos roof, we recommend replacing immediately. Asbestos is far simpler and safer to replace before it gets damaged or worn. Once it is worn, or becomes airborne it is a serious health hazard, and everything it comes into contact with needs decontaminating or destroying. Have the asbestos roof inspected by a licensed asbestos removalist who can quickly and safely replace the roof.
